In Q2 2026, home prices across the US kept ticking up on paper, but when you factor in inflation, real home values actually declined for the 13th month in a row. One federal index even stayed flat from mid- to late-Q2 after seasonal adjustments. While a national index showed annual appreciation rising to about 1.5% in late Q2\u2014up from 1% earlier in the quarter\u2014it\u2019s still around 2 points shy of inflation, which is sitting at approximately 3.5%. The silver lining? Lower inflation and steady price gains have slowed the pace of this erosion. Since early 2012, one federal measure has shown positive annual appreciation every quarter, which speaks to the resilience of nominal home prices, even as real values face pressure. Heading into the second half of the year, affordability remains the big challenge, especially with typical monthly payments on single-family homes climbing again\u2014making things tougher for first-time buyers.
