Arizona Housing Forecast 2026–2027

As someone who truly loves calling Arizona home, I keep a close eye on where our housing market is headed. Right now in Greater Phoenix, the median sale price is holding steady at $445K, with nearly 23,400 active listings and about 4.3 months of supply. Homes are spending a median of 64 days on the market. What stands out? List prices are easing, but closed prices aren’t moving much, so buyers here have more room to negotiate for credits, buydowns, inspections, or simply a better price per square foot. Builders are also stepping up with incentives, so comparing your net monthly cost—rather than just the sticker price—can really help you weigh resale versus new construction. For my sellers, it’s all about realistic pricing based on the past 45 days of local comps, planning for concessions, and being ready to reset if your home sits longer than 60–70 days. Looking ahead to early 2027, expect a market that’s mostly steady with some softness, ongoing opportunities for negotiation, and a need to keep an eye on mortgage rates, builder buydowns, insurance, and cooling costs. Living and working here, I’m always grateful to help clients navigate these shifts and make Arizona living their own adventure!
