As an AZ native who truly loves helping folks find—and protect—their home sweet home, I always keep an eye out for ways to keep Arizona homeowners safe. If you’ve owned your place for a while, you probably picked up title insurance when you closed. Some of those policies already help shield you from ownership headaches caused by forged deeds. If your coverage is more basic, it might be worth checking if you can add an endorsement for protection against future forgery on deeds or mortgages. A little added security can mean a lot of extra peace of mind—something I always want for my clients and neighbors!

Why solar is becoming standard, not optional, in Arizona new home construction
As someone who’s spent a lifetime in the Arizona sun, I know just how important energy efficiency is for our homes—especially when it comes to beating those sky-high cooling bills! It’s no surprise that more homebuyers now see solar power as a must-have, not just a bonus, when searching for new construction. Builders are responding by pre-wiring homes for solar, making this feature a major draw in our competitive neighborhoods. I love seeing our communities embrace smart, sustainable living while helping clients find homes that are both comfortable and future-ready. There’s something pretty exciting about calling Arizona home these days!

Arizona Housing Market: Trends and Forecast 2026
As someone who’s proud to call Arizona home, I love keeping a close eye on our local housing market—especially when it comes to Greater Phoenix. Right now, things feel pretty balanced: we’re seeing a median price around $445,000 and about 4.3 months of housing supply. For buyers, that means you’ve got a little more room to negotiate—whether you’re looking for a price break, credits, or a rate buydown, there’s opportunity out there. Sellers, it’s all about staying competitive with your pricing to make your home stand out. And for investors, it’s smart to weigh costs carefully and pay attention to demand. Helping clients navigate these trends is just one of the adventures I’m grateful to share as your AZ Realtor!

Homebuyers Find Bargains in Four States’ Housing Markets
It’s an interesting time in the housing market—especially here in Arizona! Did you know that more than 1 in 10 home listings in Arizona, Colorado, Hawaii, and Florida are now priced below what the owners originally paid? Across the country, about 7% of listings are below purchase price. This shift is happening as demand softens, borrowing costs rise, and more homes come onto the market. As someone deeply passionate about real estate—and proud to call Arizona home—I’m always tuned in to these trends to help my clients navigate their journeys. Every market tells a story, and I’m grateful to be part of yours.

Seller Concessions Reach a New US Peak
It’s been quite a season for buyers! In the rolling 3-month period ending mid-Q3, about 45% of home sales nationwide included seller concessions—the highest we’ve seen for this time of year since at least 2020. That’s up from around 43% the year before, so buyers are gaining more leverage with elevated inventory and less competition out there. Concessions aren’t just about price cuts; sellers have been helping with things like repairs, closing costs, or mortgage-rate buydowns, offering creative ways to help buyers get across the finish line. Nearly 16% of homes sold in mid-Q3 combined a price reduction with a concession, making it even more affordable for buyers to enter the market. I love seeing these flexible options open up, because helping people find their perfect home—no matter the market—is what it’s all about!

US Existing Home Sales Hit a 14-Month Low
It’s always interesting to see how the national housing scene is shifting! In Mid-Q3, US existing-home sales dipped to a 14-month low—just under 4 million—reflecting a bit less buyer activity across the country. Meanwhile, the average 30-year fixed mortgage hovered close to 7%, and the supply of homes grew to 4.9 months, giving buyers more choices than we’ve seen in a while. The median price hit $429,100, marking a new record for this time of year, especially with higher-priced homes leading the way. What I love to see: rising wages and steady job growth are still fueling demand, and with more listings out there, buyers have a better shot at negotiating. First-timers made up 30% of purchases, almost as many paid cash (27%), and most homes spent around 31 days on the market. For me, it’s all about guiding clients through these changes—making sure you have the info and support to find your perfect Arizona home, no matter what the numbers say.
