It’s always interesting to see how the national housing scene is shifting! In Mid-Q3, US existing-home sales dipped to a 14-month low—just under 4 million—reflecting a bit less buyer activity across the country. Meanwhile, the average 30-year fixed mortgage hovered close to 7%, and the supply of homes grew to 4.9 months, giving buyers more choices than we’ve seen in a while. The median price hit $429,100, marking a new record for this time of year, especially with higher-priced homes leading the way. What I love to see: rising wages and steady job growth are still fueling demand, and with more listings out there, buyers have a better shot at negotiating. First-timers made up 30% of purchases, almost as many paid cash (27%), and most homes spent around 31 days on the market. For me, it’s all about guiding clients through these changes—making sure you have the info and support to find your perfect Arizona home, no matter what the numbers say.
