Lately, the real estate market feels like it’s hit the pause button. With higher mortgage rates, many buyers are pressing “wait” on their home search—those monthly payments just don’t make sense for everyone right now. At the same time, homeowners who locked in lower rates aren’t in a hurry to move, keeping lots of fantastic homes off the market. As a passionate Arizona native and Realtor at West USA Realty, I see this tug-of-war every day: buyers are holding out for better payment options, while sellers are hesitant to give up those great loans. It all adds up to a unique standstill, with fewer people making the leap from looking to actually buying or selling. While the market may be slower than usual, I’m still optimistic—every challenge is an opportunity for creative solutions and new adventures!

US Home Prices Face Real Value Erosion
As someone who’s passionate about helping people find their perfect home here in Arizona, I’ve been keeping a close eye on the latest trends in the housing market. In Q2 2026, home prices across the US kept ticking up on paper, but when you factor in inflation, real home values actually declined for the 13th month in a row. One federal index even stayed flat from mid- to late-Q2 after seasonal adjustments. While a national index showed annual appreciation rising to about 1.5% in late Q2—up from 1% earlier in the quarter—it’s still around 2 points shy of inflation, which is sitting at approximately 3.5%. The silver lining? Lower inflation and steady price gains have slowed the pace of this erosion. Since early 2012, one federal measure has shown positive annual appreciation every quarter, which speaks to the resilience of nominal home prices, even as real values face pressure. Heading into the second half of the year, affordability remains the big challenge, especially with typical monthly payments on single-family homes climbing again—making things tougher for first-time buyers. Through all these ups and downs, I remain optimistic and committed to helping clients navigate the path to homeownership with confidence and a little Arizona sunshine.

Homebuyers Gain More Options as Demand Cools
July brought a noticeable shift in the market—U.S. homebuyer demand dropped to a record low, with sellers now outnumbering buyers by 51.3%. Rising mortgage rates and economic uncertainty have made this a strong buyer’s market in many cities, while only six metro areas held onto their seller’s market status. As someone who loves helping clients navigate these ups and downs, I see this as an opportunity for those ready to explore their next adventure. Every market tells a new story, and I’m grateful to be part of yours.

It’s always exciting to see positive movement in our Greater Phoenix market! This year, single-family home sales are up 5.1%, and the median price has nudged up 1% to $485,000. Inventory grew a bit, but we’re still holding steady at four months—so there’s a healthy balance for both buyers and sellers. On average, homes spent 78 days on the market, though every neighborhood has its own unique pace. As someone who loves helping people find their perfect Arizona home, I’m feeling optimistic about the opportunities out there for each of you. Builder confidence rises in August
It’s encouraging to see builder confidence tick up to 35 in August, even if it’s still not quite at that 50 mark. Here in Arizona and across the Midwest and Northeast, there’s some positive momentum, while the South and West are holding steady or seeing a bit of a dip. Builders are definitely navigating some hurdles—think high costs, rising fuel prices, and lots of economic uncertainty. Interestingly, custom homes and smaller markets seem to be handling things a bit better. As someone who’s passionate about helping folks find the right fit in every kind of market, I’m always watching these trends closely to help guide you on your home journey.

More Homes Hit the Market as Demand Cools
Seeing more homes hitting the market lately? You’re not imagining it—over the four weeks ending August 23, new listings in the US nudged up 0.4% and total homes for sale increased by 0.5%. That’s the most inventory we’ve seen since early Q2! Even with this boost, high housing costs have kept some buyers on the sidelines—pending home sales dipped 1.1% to a six-month low. The median US sale price is now up 1.9% year-over-year, sitting above $400K, while average mortgage rates hover around 7%, near their highest point in 13 months.
For those still house hunting, these conditions are opening up opportunities—rising inventory and softer demand mean a little more negotiating power. Homes that have been listed for several weeks are often where buyers find the best deals or concessions. Sellers are seeing the benefits too, especially when price expectations are realistic instead of reaching for past highs.
As someone who’s passionate about matching people with their perfect place, I’m always watching for these market shifts. It’s an adventurous time in real estate, and I’m grateful to help clients navigate it with optimism and a positive outlook!

Arizona Guide for First-Time Homebuyers
Helping first-time homebuyers in Arizona is something I truly enjoy, especially when I can guide you through the process with a little local know-how and a lot of optimism! If you’re just getting started, it’s smart to check your credit early, pay down revolving debts, and pause on any new loans before you begin house-hunting. I love clearing up the big down payment myth—did you know you might only need around 3% for a conventional loan or 3.5% for FHA, with extra help available from state and county programs? When it comes to getting ready, remember that pre-qualification is just a starting point. Formal pre-approval goes further, verifying your documents and credit so sellers see you as a serious, prepared buyer. As an Arizona native, I always remind my clients to pay special attention to HVAC systems, insulation, roof details, and how much sun a home gets—these really shape your comfort and future costs in our unique climate. Once your offer is accepted, you’ll move into escrow, bring in an independent inspector, and have the chance to negotiate repairs—or even walk away with your earnest money if needed. There’s a lot to learn, but with the right support, your journey to an Arizona home can be a happy adventure!
